MOSCONE CENTER EXPANSION PROJECT

Moscone West is the newest addition to San Francisco’s premier convention facility at the northwest corner of Fourth and Howard Streets. It is a three-story facility rising 115 feet above grade, with full-basement for 9 loading docks, right in the heart of the Yerba Buena redevelopment district, dense with hotel, restaurant, theatre, housing, park and urban recreation centers.
Dramatic glass cladding with metal and precast panels envelope nearly 800,000 gross square feet. The building has been recognized by the San Francisco Business Times as the ‘Deal of the Year for Public Buildings’.
EPC, as part of the Moscone Associates, JV, provided comprehensive construction management services for this project, during design and construction.
During design, EPC undertook independent cost estimates at each phase and reconciled differences with the design team’s cost estimates to ensure that the estimates were comprehensive and reasonable. Value engineering efforts directed by EPC identified options open to the City to control costs and established a strategy for bid alternates. Peer review before bid contributed to very tight bid documents and consequently, a tight bid spread.
During construction, EPC staff was integrated to function within the City’s construction management team and provided expertise the City did not have, especially in the areas of cost estimating and scheduling. EPC staff was instrumental in project controls, change order negotiation, inspection and building commissioning.
